A community already underway

Rancho de las Estrellas is growing slowly and on purpose, with respect for the land, the water, and the people of nearby Zapotalito. Most of its 50 hectares stay open as trails, common spaces, and dark-sky meadows, with a future observatory planned. Homes already stand here, and life on the land has started.

  • El Sueño, a space for yoga retreats and gatherings throughout the year.
  • Yoyontzin, a Waldorf-inspired school project for the children growing up here.
  • A community food forest in its first planting cycle.
  • Eco-home construction designed for the climate, with home models for owners who want to build.

What every lot includes

  • Survey by a licensed engineer, with clear, staked boundaries.
  • Water, electricity, and all-weather paved access.
  • Community membership, with shared trails, common spaces, and a say in how the place grows.
  • Additional land to grow food once you build a home.
  • No deadline to build. In-house palapa homes of 60–80 m² start around $35,000 USD.

How buying a lot works

  1. Pick your lot. Visit and walk the land, or review the plans remotely.
  2. Reserve it. A deposit holds your lot while the paperwork is prepared.
  3. Go through the process with the team, in Spanish or English, with the right local professionals.
  4. Make it yours, and start planning your build when you are ready.

Foreign buyers can take part; the team explains how it works for each situation. Owners share a monthly community contribution for roads, water, and common areas, currently 500–1,000 MXN, decided collectively.

Visit before you decide
