A different way to develop

We see a community where others see a plot of land.

GIOPOL is a real estate developer planning residential communities, with lots and finished homes, on the Oaxaca coast of Mexico.

A piece of land is only the beginning. What matters is how the spaces around it come together — the homes, the landscape, and the people who will call it their own.

At GIOPOL, we think beyond individual properties. We create a clear vision for the whole place, with everyday life and the long term in mind.

Guided by the place

The landscape
comes first.

A development should respond to its surroundings, preserving what makes a place special. We start by listening to the land, then consider how life can fit within it.

  1. Respect the setting

Study the landscape first and keep what makes it valuable: its terrain, vegetation, views, and access to the coast.

  2. Plan for people

Design lots, homes, access, and shared spaces around how residents will actually live day to day.

  3. Think long term

Make decisions for the community the place will become, not only for the first sale.

Our philosophy

The GIOPOL approach

From a piece of land to a place with purpose.

  1. Understand the land

Learn from the landscape, its context, its possibilities, and its limits.

  2. Shape the vision

Connect the community concept, the spaces, and the way people will live.

  3. Plan the details

Consider access, homes, and shared spaces as parts of a whole.

  4. Bring it to life

Move each project forward, sharing clear and verified progress.

Activities, partners, and timelines vary by project.

The people behind GIOPOL

Two perspectives. One shared vision.

A little more clarity

Good questions.
Clear answers.

What is GIOPOL?

GIOPOL is a real estate developer planning residential communities on the Oaxaca coast of Mexico. We bring together residential lots, finished homes, and community planning; the offering and stage of development are specific to each project.

Where are your developments?

On the Oaxaca coast in Mexico. Our first development, Rancho de las Estrellas, is a 50-hectare eco-community next to Lagunas de Chacahua National Park, about 50 minutes from Puerto Escondido, with residential lots for sale.

Can I explore both lots and homes?

Yes. Tell us which interests you. Lots and finished homes are planned offerings, though both may not be offered within every development.

Can foreigners buy property on the Oaxaca coast?

Yes, with a specific structure. Mexican law does not allow foreigners to hold direct title within 50 km of the coast, so residential purchases there are usually made through a bank trust (fideicomiso). Always confirm the structure for your case with a Mexican notary (notario público).

How do I know a lot is private property?

A private lot has a deed (escritura) registered in the Public Property Registry. Ejido or communal land cannot be sold as private property until it completes a legal process. We share the legal status and documents of each development before any purchase.

Which languages do you work in?

Spanish and English. Choose your preferred language when you contact us.

How can I learn about upcoming projects?

Use our contact page to tell us what you are looking for: a lot, a home, an investment, or land you own. Project information is shared as each development is confirmed.
